The Government has recently announced that Home Information Packs (HIPS) are to be extended to 1 and 2 bedroom properties from 14 December 2007. This announcement follows the magnificently poorly managed introduction of HIPS for larger properties earlier in the year.
A HIP is now required before property can be marketed, regardless of whether it is a small flat or a larger house.
A Home Information Pack will contain a copy of the property's title, a local search, a water search and an Energy Performance Certificate. HIPs for a leasehold property will also contain a copy of the Lease.
A HIP should be made available to you when you view the property and so you will have some information about the property before you make your offer. Once you instruct us we will request the HIP from the Estate Agents. We will then advise whether you can rely on the searches provided in the HIP or, if they are out of date, that a new search will be required.
Most mortgage lenders now accept personal searches although in some circumstances it will be necessary for an official search to be submitted on your behalf.
